DAVIDSON COUNTY APPRAISAL DEPARTMENT

The Appraisal department is responsible for appraising and assessing all real estate in Davidson County. The assessed value is established as of January 1 of each year using guidelines adopted for the last revaluation. Changes in values between reappraisals are made due to new construction, remodeling, change in zoning or change in acreage. 

The appraisers do not dictate real property value. Each appraiser has certain areas within the county and the neighborhoods therein. They collect data, such as issued permits, recent sales transactions, and other essential information in order to insure equity in valuations.

Property value assessment is necessary to establish a tax base for the county and to determine an equitable distribution of the tax burden.
